McCray Buteau started Buteau Appraisals, LLC in 2016 while working as an Appraiser Trainee under the tutelage of Randy Knouse in Ridgeland, Mississippi. Randy was the chief appraiser and owner of The Professional Appraisal Firm and was highly regarded in the appraisal community. McCray worked and trained under Randy for five years until Randy's passing in May of 2021. At that time, The Professional Appraisal Firm had to close its doors. McCray, having a love for the industry and desiring to honor Randy's legacy, began his own operation in October, 2021. Today, Buteau Appraisals, LLC is a small, local appraisal company servicing the Jackson Metropolitan Area. We are highly experienced at appraising all types of one-to-four family residential properties, including complex properties and luxury homes. We are dedicated to producing high quality appraisal reports while ensuring quick turn times.

What is an appraisal?
A real estate appraisal is a supportable and defensible opinion of value by a licensed professional.
The opinion of value is typically based on an analysis of the subject property, recent comparable sales in the subject's market area, current market trends, and the appraiser's judgement.
When do you need an appraisal?
Buying or Refinancing
Buying or refinancing a house are the most common scenarios for needing an appraisal. When you apply for a home loan, your lender will typically require an appraisal of the property.
What if you're paying cash?
An appraisal is not necessary if you're paying cash for a property; however, it may give you peace of mind knowing whether or not you're overpaying.
Looking to sell?
If you're trying to sell a house with a realtor or on your own, an appraisal could help you determine the appropriate asking price.
Measure only
If you just want to know the square footage of a house, we provide a "measure only" service which comes with a CAD sketch.
Appraisal Inspection
A typical appraisal inspection takes anywhere from thirty minutes to a few hours depending on the size and complexity of the property. During the inspection we will measure the main dwelling and any significant, additional structures. We'll also take exterior and interior photographs, and take note of features like: types of interior and exterior materials, updates, amenities, appliances, and the overall condition of the property.
